The Exchange at Gateway

The Exchange at Gateway is a workforce housing development in downtown El Monte, created in partnership with the City, Jamboree, and Grapevine Advisors. LEED Platinum certified, it offers modern amenities and promotes healthy living.

Power in Numbers

The Exchange at Gateway is a workforce housing development and the first phase of the 14-acre El Monte Gateway transit-oriented community in downtown El Monte. As a public/private partnership between the City of El Monte, Jamboree, and Grapevine Advisors, LLC (the master developer), it serves as a model for smart growth in the San Gabriel Valley, located 12 miles east of downtown Los Angeles. Opened in Fall 2015, this project is Jamboree’s first collaboration with the City of El Monte, ensuring long-term ownership and management, and is the initial phase of a mixed-use development that will ultimately include 353 market-rate apartments and 25,000 square feet of retail space.


Amenities at The Exchange at Gateway include a 3,350 square-foot community center featuring a computer lab, fitness center, and tutoring/arts and crafts room. Jamboree’s Community Impact Group provides resident services such as after-school tutoring and health and fitness activities to foster community involvement. The property is 100% smoke-free and includes a central courtyard with picnic areas, a tot lot, outdoor seating, and garage bike storage to promote active, healthy living.


Certified as LEED for Homes Platinum, The Exchange at Gateway reduces energy consumption, benefiting residents with lower costs and a healthier living environment. A key advantage of the property is its proximity to the El Monte Station, which serves over 35,000 daily commuters and is one of the largest transit hubs in the Western U.S. The development’s central location makes it a walkable community with easy access to parks, trails, healthcare, a library, and schools.
